Konstancin-Jeziorna is the most prestigious city near Warsaw. Małgorzata Wełnowska, senior real estate market analyst at the Cenatorium, emphasizes that the city’s buildings are heterogeneous and spread over a large area, and that single-family homes predominate, centered on historic village buildings in Konstancin, Skolimów and Klarysew.
– The prices of single-family houses are high and often reach values comparable to or even higher than the prices of houses in the Wilanów or Mokotów district of Warsaw. In 2021, the average transaction price for a single-family home in the first quarter of this year was PLN 2.7 million. the average exceeded PLN 3.1 million. Keep in mind that the level of house prices is influenced by the finishing standard, the location, the age of the building or the size of the property. The highest transaction prices are achieved for homes from new construction on large lots. Older residential buildings are also expensive. In the current year, the highest transaction value was PLN 5.7 million and concerned the building on Bemastraat. Last year the record was a transaction of almost 12 million at ul.Pańska. Graniczna Street in Konstancin is one of the most prestigious, and an average house in this location can be bought for PLN 2.5 million – he says.
Marcin Drogomirecki of the Morizon-Gratka Group points out that Konstancin-Jeziorna is primarily an enclave of prestige and wealth, just outside the suburbs of the capital. In his opinion, the real estate market in Konstancin differs significantly from other locations in Warsaw. It has long been recognized as prestigious, which in turn is associated with a specific clientele and high prices.
– There is no point in looking for a cheap plot or a cheap house in Konstancin. According to data from the real estate website Morizon.pl, the average price per m2 of a house, often de facto a villa or a residence, fluctuates around PLN 10,000 / m2 (including land). Since the buildings in Konstancin are not small, their total prices are calculated in millions of zlotys – the average bid rate calculated on the currently available sales offers in this location is PLN 4,600,000. For comparison, the average price of a house in Łomianki is at the level of PLN 2,600,000, and in Otwock – PLN 1,800,000 – he says.
Marcin Drohomirecki emphasizes that when we talk about the average price, we must also remember that the most elegant properties in Konstancin – beautiful, with large plots, often historic, with the best addresses – are much more expensive. The sellers charge two, three or even four times the average price for the impressive palaces and mansions of even more than 1,000 m2.
– For example, a luxury house with a usable area of more than 1000 m2 on a plot of almost one hectare, located in ‘zone A’, is offered for sale for the price of PLN 19,500,000. It is worth noting that the luxury real estate market, and the majority of such houses in Konstancin, has its own rules. Because both sellers and buyers are often known from the front pages of newspapers (power circles, business, media or the broadly understood world of culture), both the purchase and sale of expensive real estate do not receive unnecessary publicity. The transaction is handled by experienced, trusted brokers who take the necessary steps with the utmost discretion. Therefore, when browsing the offers posted by agencies on portals, for example on Morizon.pl, we will see beautiful photos and rich descriptions, but we will not find out which of the famous people or why decided to build the house in the prestigious Konstancin – he emphasizes.
