PRS seduced Trei. Pilot housing project will be built in Poznań

Trei Real Estate Poland has started implementing its first investment in the PRS sector in Poland. The estate, through which the developer will make its debut on the Polish institutional rental market, will be located in Pozna.

Trei has started the first phase of the PRS investment in Pozna. The investor is preparing a plot of land for ul. Piątkowska, where a residential complex is being built entirely for rent. Currently, the developer is in the process of relocating the Biedronka supermarket, which is located in the area he purchased. For all works related to the construction of new premises for the Biedronka chain and the demolition of the facility at ul. Piątkowska is the responsibility of the company Strabag.

The process of relocation of the Biedronka supermarket is the first step that will bring us closer to the implementation of the main part of the multi-stage PRS investment in Pozna. At the beginning of next year we want to start construction on the first phase of the complex at ul. Piątkowska. As part of this phase, we will build two buildings that will provide a total of more than 300 rental apartments – says Jacek Wesołowski, director of Trei Real Estate Poland.

Western influence on institutional leasing in Poland

PRS in Pozna will offer a total of 450 apartments for rent in three buildings. The complex will offer more than 19,000 m². a comfortable space with a complex function. The investment stands out for its location – located between the Winiary and Winogrady estates, near the Cytadela Park, university campuses of the universities of Pozna, but also in close proximity to the city center, the old market square and numerous commercial facilities, which means that tenants have the entire offer of the city within reach.

– We are building the Poznań PRS on the model of our investments in other countries. Just like in Germany and the USA, the apartments that will be built here will be fully let. Buildings are designed in a way that is specific to the PRS function. The apartments will be fully equipped with modern kitchens and bathrooms. The entire complex is professionally managed, ensuring comfort that is often hard to find in the private rental market. The management service is one of the distinguishing features of PRS residential properties over standard residential investments. In addition to the residential function, we will offer many additional services, such as: shops with basic products. Such a facility will better suit the needs of people who do not want to stay in one place for long – adds Jacek Wesołowski.

The investment in Pozna is the first implementation of PRS Trei in Poland. The developer is distinguished by international experience and unique know-how that he has built up during his activities in other markets, including: in the US and Germany. In these two countries, Trei has built a total of four residential areas with 900 apartments available in the institutional rental formula. Currently, the developer is executing 20 more PRS investments, which will yield a total of 3,600 apartments. These estates are located in Berlin, Mainz, Hamburg, Munich, Nashville, Charlotte and Raleigh.

Trei further diversifies its business model in Poland

Trei Real Estate has been present in Poland since 2008. The developer started his activity by building retail parks, the first of which he opened in 2013 in Nysa. Currently, its portfolio includes 29 properties of this type, which it is building under the joint Vendo Park brand name and planning further projects. In 2019, the investor also made his debut on the Polish housing market, buying a plot of land with a residential development project on Wielka Wyspa in Wrocław. The Bacciarellego 54 estate, which is being developed by Trei, will offer a total of 278 apartments. The developer is currently building the third and fourth phases of this investment. Trei’s portfolio also includes the Kraft estate in Łódź, the first phase of which has recently received a occupancy permit. Both projects offer apartments for sale. The investor’s plans include further projects in the residential sector, including: in Warsaw.

PRS is new territory, but increasingly tempting

– In Pozna, we are preparing a pilot investment in the PRS sector, in which we want to develop our activities. However, we will not give up building apartments for sale. We have experience in this market, our investments have produced very good sales results, we have also built a very good team. We will build these two sectors at the same time, summarizes Jacek Wesołowski.
