Paradise beaches and unique reserves
Alicante is also a paradise for sunbathing enthusiasts – Spain is the country with the highest number of Blue Flags (590 pieces), a prestigious international certificate confirming the highest standards of safety, ecology and infrastructure management for this type of facility. And Alicante is a leader among leaders – a whopping 68 flags flutter on the beaches of the Costa Blanca. The Levante area is the best beach in the world, one of the best in the world. One of these is the beach of San Juan in Alicante, five kilometers of white sand. Family run, very safe, with calm and very clear water. And also Cala del Moraig (Benitachell) – this bay is considered one of the most beautiful in Spain, it is located between impressive cliffs and attracts with the turquoise shade of the water, perfect for diving enthusiasts.
The beauty of nature on the Costa Blanka is confirmed by the multitude of reserves, the unique of which is the Marina de Tabarca which covers the Tabarca Islands, enchanting with lush dune vegetation and numerous nesting sites for birds. And also the charismatic rock Penon de Ifach, often called “Little Giblaltar”. Located in the town of Calpe on an area of 42 hectares and surrounded by aromatic plants, thyme, rosemary and wild sage. It is considered the smallest natural area in Spain – it is 332 m high – the solitary limestone rock on the Costa Blanca is a symbol of the city of Calpe.
Art, also culinary
Alicante will also delight art lovers, as it is literally within reach here. There are excellent art galleries in the region, such as Mubag, which collects paintings by Spanish artists from the 16th to 19th centuries, or MACA, which has a huge collection of works by some of the most influential artists of the 20th century, such as Picasso and Joan Miró . The historic towns and villages of the Costa Blanca have ancient towns designed by the Arabs during their rule on the peninsula in the Middle Ages. Palaces, fortresses, castles, churches, basilicas, cathedrals, mansions make a walk through the streets a walk through history.
Foodies will love Alicante – it is one of the regions with the highest number of Michelin stars in all of Spain – it has a whopping 11, spread across the province: from Elche, through the capital Alicante, La Nucía, Calpe (3) , Javea (2), Denia, Ondar and on the mainland Alcoi. No wonder, the food in the area is of the highest quality. This is because the province of Alicante has major fishing ports and fish markets, also grows fruits and vegetables (including rice in many varieties) and produces excellent wines – a wide range of white, red and rose varieties, as well as sweet wines, liqueurs, sparkling wines and fondillón. All thanks to the fact that the different climates in this area gave rise to grapes of a very different nature, such as Muscat, Monastrell or Grenache.
Perfect communication and safety
What is extremely important is that the province of Alicante is perfectly connected with Poland. So the decision that you want to spend time at home in Spain can be taken literally overnight. You can choose between an airplane (Elche-Alicante airport is the fifth largest airport in Spain in terms of passenger numbers), a car (Spain has an excellent highway network) or the train. Alicante station is in the center of the city and has direct connections to Madrid, Barcelona, Valencia, Bilbao, Santander, Oviedo etc., and the AVE (high speed train) from Madrid in 2 hours 15 minutes travels more than 400 kilometers.
Nor do we have to fear for our safety – in every way. A world order report by the American company Gallup confirms that Spain is one of the safest countries in the world and that the crime rate is lower than the European Union average. The Spanish public system, on the other hand, guarantees all citizens equal access to basic public services such as education and health care. It’s worth noting that the 2018 Bloomberg annual report ranked Spain’s healthcare system third in the world, after Hong Kong and Singapore, and rated it the most efficient in Europe. In addition, foreigners have a protected status, guaranteed in the Spanish Constitution, in art. 13, “foreigners in Spain will enjoy the public liberties guaranteed by this document, under the conditions laid down in treaties and laws.”
Comfortable real estate purchase
Security also includes the purchase of property in Spain. All activities are regulated by law, the notary is responsible for confirming the identity and legal capacity of the interested parties. In addition, in Spain there is a land registry that provides legal protection to the person who buys the property, provided that a notarial deed has been formalized. The notary and the land registry have a special communication system that prevents errors in the transfer of ownership, which is a guarantee for every purchase transaction made.
Buying a home is an important investment, not only for financial reasons, but also because the home must suit the buyer in every way. That is why it is worthwhile to take a look around in the area that interests us. You can choose houses on the secondary market, but there is also an option to buy a house in new construction – much easier to implement and better prospects from an investment point of view.
Why? Because new construction is adapted to the latest European regulatory requirements, so that you can save both on the necessary renovation of used homes and on energy savings. In addition, the legal procedure in terms of permits is much simpler because the developer has already arranged everything in advance. Step-by-step real estate purchase
Buying a property in Spain is not much different from the Polish procedures to be followed in such cases. Before starting the process, it is a good idea to complete a few formalities – obtain a NIE number, open a bank account and become familiar with the Spanish mortgage financing system.
You are NOT allowed to request a number through an embassy or consulate, or in Spain with the National Police or the Immigration Department. It is also recommended to open an account with a bank in Spain, as it is necessary when you own a house to make payments (local taxes, rent, water, electricity, etc.).
The purchase of an apartment from a developer begins with the signing of a preliminary contract (purchase and sale) between the client and the construction company. An advance payment of 3,000 to 6,000 euros is then paid, which guarantees the reservation of the object. The preliminary agreement also states the date of deposit of the own share (30-40%) on the account of the development company. The contract for the purchase of real estate is drawn up in the form of a notarial deed, otherwise null and void. The date of the visit to the notary to sign a notarial deed depends on the date of the investment given and the receipt of the keys.
When collecting the keys and signing the notarial deed, any mortgage loan is also released. Importantly, the money to buy real estate does not have to be transferred from a Polish bank, it can come from other world banks.
Once we have become property owners, it is worth knowing that all foreigners living in Spain, and therefore longer than three months on the Costa Blanca, are required to register. This facilitates access to public services and health care.
