It takes place on the Hel Peninsula. We are talking about the new Euro Style project

Euro Styl invests on the Hel peninsula. The company is currently building the Wydma investment and will soon begin the next one – Las. The author of the shape and development of the area is Rayss Group studio and the interior was designed by Monika Potorska. We chat with Magdalena Reńska, General Manager and Member of the Board of Directors at Euro Styl of the Dom Development Group, about the potential of the site, the environmental aspect of the investment and the fact that Hel… is a hit among the residents of Warsaw.

Wydma & Las is not the first investment in service apartments in Euro Styl’s portfolio. You have also introduced a similar model in Montownia’s investment in Gdańsk. Why did you choose this direction?

Magdalena Reńska: Models in the case of the assembly plant and the investment on the peninsula Hel – Wydma & Las, differ, as well as the products themselves. However, both projects share the idea of ​​giving clients maximum convenience and minimizing the time they spend dealing with real estate, which is if their investment is to generate maximum profit.

The conference room works in a typical hotel model. Each of the investors gives their apartment – in this case a loft – under the management of a professional manager of our Group. On the other hand, investments in Jastarnia, Wydma & Las can be used both as rental apartments and for the owner of a holiday residence. In the case of the assembly plant, the owner generates proportional profit by renting the entire facility, while in Jastarnia it is done individually, based on the rental of a specific apartment from a particular owner.

Why did you choose the Hel peninsula this time – a place unlike Gdańsk that is typically holiday, summer and, I have the impression, more seasonal …

Magdalena Reńska: We believe that our investments on the Hel Peninsula, so close to the open sea, in the immediate vicinity of the bay, in the middle of nature, are exceptional. The peninsula naturally has a limited supply of land, therefore the opportunity to buy a modern apartment is a unique and unrepeatable opportunity. Especially that Wydma & Las is located far away from the holiday crowds, in the tranquility of the forest, near the small Jurata.

Can serviced apartments compete with traditional hotels? What do they have to offer customers?

Magdalena Reńska: The apartment is suitable for a larger group of people, for example a family, 2-3 couples or a group of friends. For hotels, it is necessary to rent more rooms, which is a more expensive option. Wydma & Las are apartments that offer a large space with a comfortable fully equipped kitchenette, and on the ground floor there will be much of the associated land, giving a sense of closeness to nature and independence. It is such a well-arranged, green area that changes into a natural, forest area.

The gardens of the ground-floor apartments have an area of ​​no less than 340 square meters, so it is a considerable piece of private nature. From the highest apartments we have a view of the bay, and on the other side of the building, a beautiful wild pine forest, blown by the peninsular wind. Some of them will be embedded in the crowns of these characteristic, often twisted, fragrant pines.

In hotels we usually have smaller rooms, although the Assembly Building with its high and relatively large lofts with a surface area of ​​up to 51 square meters breaks this pattern. In Jastarnia the holiday, somewhat “lazy” character is also a plus. In the area of ​​the investment, in the gazebo with a fireplace, you can make a fire, also there is a terrace at the reception that offers space for yoga or live jazz in the evenings. There is also an infrastructure prepared for water sports enthusiasts.

The assembly plant, on the other hand, will pulse to the rhythm of the city, as it is located in the center of Gdańsk, close to the recognizable Elektryków Street. It has a monumental, industrial and typical urban character – a perfect place for so-called city trips. It is worth adding that the richness of flavors of the ground floor dining room will be a strong magnet of this place – it will especially be a treat for fans of culinary journeys.

What will be the serviced apartments in the Wydma & Las investments? What standard and amenities can investors and future tenants expect?

Magdalena Reńska: For the finish, we use high-quality, noble and durable materials that will protect the buildings for years to come. Panoramic and sliding windows allow the forest to look into the interior of the apartments on the upper floors.

Also a measure of quality are very large tracts of land belonging to ground floor apartments – these gardens will be a paradise for children or pets spending their holidays in this investment. We have also set up a place where a food truck with local dishes can be parked during the holidays.

We have also designed a space for storing water sports equipment. There will also be parcel lockers that meet the needs of the modern e-commerce world, as well as playing fields with comfortable stands for fans, which can also be a place for sunbathing. There will be hammocks among the trees – for lovers of spending time with a book.

Who designed the interiors of the apartments? Which style did you choose?

Magdalena Reńska: The author of the shape and development of the area is the studio of Rayss Group, with whom we have collaborated for years and whose designs are characterized by a love of simple forms immersed in naturalistic greenery. I appreciate this style. Monika Potorska’s studio, in turn, is responsible for furnishing elegantly simple, noble interiors. We have focused on 3 styles of finishing the apartments: sun, water and wind. The sun is soft, with warm colors, the water is subdued and elegant, and the wind has more power and element – darker, sharper colors.

The investment is communicated as an ecological project. Which sustainable solutions and technologies are used here?

Magdalena Reńska: The centre, which stood on this plot and whose glory days have passed, has been demolished by us and the area has been redeveloped with minimal interference with the natural resources of the plot and its surroundings.

From environmentally friendly solutions, we used heat pumps, photovoltaic panels that provide energy to common areas, including the reception and recreation areas. In addition, we try to preserve the natural character of the dune, which begins its peninsula at the Wydma & Las investment, with small retention systems in the form of rain gardens.

We minimize paved areas, preserve the natural ones, including trails, because we don’t create additional passageways. We try to be as least invasive as possible. We use natural paths and paths that lead through the forest to the water, we have adapted to nature.

Our devices allow effective temperature control and adapt to the seasonal nature of use. The door locks are electronic, they function in the hotel system – we can open them with a card or phone – you can be self-sufficient and skip the reception, which also applies to tourists. The investment is adapted to the nature of the place, it allows to switch off the systems outside the high season, which will bring savings to the owners in terms of operating costs. They are designed to have a different, more sustainable standard of building finishing for intensive tourist rental.

The residential areas are also planned differently, the valves are cut differently and we think extensively about the maintenance of communal areas. We also purposely use endemic greenery, typical of this area, but avoided vegetation that does not exist on the peninsula. We fit in well with the nature of this area.

Interestingly, about 70 percent. apartment buyers are people from Warsaw. What do you think – where does this trend come from? Do the residents of the capital want to be able to rest during the holidays in a private accommodation after a pandemic, without worrying about possible lockdowns or restrictions? Was the pandemic actually accelerating the development of the serviced apartment market at all? Or is there maybe another reason?

Magdalena Reńska: In fact, it looked like the pandemic was going to do some damage, and it turned out it helped domestic tourism. Given the complications with foreign travel, many Poles opted for domestic travel. The inhabitants of the capital or other large agglomerations do not have the sea next door every day and so much nature, hence this natural desire.

The Hel Peninsula is also a very fashionable place, loved by kitesurfing enthusiasts – and there are many of them among Warsaw residents! The peninsula is easily accessible for people from the Tri-City, which means that customers from the local market are more likely to buy typical investment apartments, intended only for rental.
